Homeowners Insurance

Homeowners coverage built for Minnesota weather: hail, straight-line wind, winter storms, ice dams, and frozen pipes.

Minnesota is hard on houses. Summer brings hail and straight-line wind, and winter brings ice dams, frozen pipes, and heavy snow loads. Todd builds homeowners policies around those realities, starting with replacement cost that reflects what it would actually take to rebuild your home at today's construction prices. As an independent agent he shops multiple carriers, compares wind and hail deductible structures side by side, and walks you through endorsements that matter here, like water backup and service line coverage. You get a policy you understand, not a stack of paper you file away and hope about.

Questions Todd gets asked.

Does homeowners insurance cover ice dam damage?

Most policies cover sudden interior water damage caused by an ice dam, such as a stained ceiling or wet insulation, but they generally do not pay to remove the ice itself or to repair wear that developed slowly. Todd reviews how your specific policy treats winter water damage so there are no surprises in February.

What is a percentage wind and hail deductible?

Many Minnesota carriers now use a wind and hail deductible set as a percentage of your dwelling coverage instead of a flat dollar amount. On a larger home that difference can be significant after a hailstorm. Todd compares both structures across carriers and shows you the real out-of-pocket number for each.

Does my policy cover frozen and burst pipes?

Generally yes, if you maintained heat in the home. Coverage questions usually come up with vacant homes, cabins, and winter travel. If you leave for warmer weather in January, Todd will tell you exactly what your carrier expects, such as maintaining heat or shutting off the water supply.
